With traditional build the client is at risk from escalating costs due to the contract sum not being at a fixed price.
A schedule of works is drawn up which the contractor will quote against but many elements i.e Ground conditions, Design development, Planning Authority or building control issues can mean the Final budget far exceeds the clients pre-contract expectations.
