The Design & Build method provides the client with a fixed price contract sum where the entire design is with the contractor.
The contract between the parties is simplified but can end with much inflated price increases.
The appointed contractor will inevitably build contingencies into there tender sum to indemnify against the fixed price risk.
Importantly a vague contractors proposal document matched with a lay clients unfamiliarity with building construction contracts can end with countless variances and extra’s to the contract works in order to achieve the clients final end product.
